我国房地产业影响因子分析

Analysis about the Influence Factors of Real Estate Industry in China

为了更好的研究我国房地产业影响因素,通过对国家经济发展水平(GDP)、城市化水平(UP)、居民收入水平(AI)、国家产业结构变动(GPTI)、外商投资水平(FDI)这五个房地产业的影响因素运用因子分析法进行量化分析,提取出两个公共因子―生活拉动因子F1(GDP、AI、FDI)和生产拉动因子F2(UP、GPTI)。通过分析研究可得,生活拉动因子F1对我国房地产业的拉动作用有较大的潜力。

In order to explore the influencing factors of real estate industry in China,five selected factors have been studied by the technique of factor analysis.They are national economic development level（GDP）,urbanization level（UP）,income level of resident（AI）,national industrial structure change（GPTI） and the level of foreign investment（FDI）.We finally extract two public factors,that＇s life-pull factor F1（GDP,AI,FDI） and production-pull factor F2（UP,GPTI）..Besides,FI has larger potential in boosting this industry.
