摘要
在扩展的"中心-外围"模型框架内,利用全国性面板数据对城市房价与劳动力流动、第三产业发展的关联性进行了实证检验。结果表明:(1)相对房价升高会阻碍劳动力的流动,导致就业率的下降,但城市相对优越的公共服务又会产生一定的集聚效应,弱化了房价的影响。(2)相对房价升高对部分企业产生挤出效应,促使第三产业由低附加值领域向高附加值演进,进而实现了城市的经济转型和产业升级。
In the extended "core - periphery" model framework, this paper use the 2006 - 2010 national panel data to analyze the relationship among house price, labor Mobility, and industrial pgrading. The higher house prices will block the mobility of labor, bring the decline of employment rate, but the public service in relative superior will produce certain effect of gathering, and weaken the effect of house price. The rise of house price will form the extru- sion effect on some enterprises, make the third industry evolution from low value - added field to high added - value field, so as to finish the city' s economic transformation and industrial upgrading.
