保障性住房的住户满意度和影响因素分析:基于香港公屋的调查

Housing Satisfaction in Social Housing Sector: Empirical Analysis on Hong Kong Public Housing Survey

在加大建设规模的同时,保证保障性住房切实满足中低收入群体的住房需求,使住户对居住情况感到满意,是实现保障性住房促进社会包容与和谐功能的关键。文章利用香港公屋调查数据分析影响公屋住户居住满意度的核心要素及其作用程度。研究发现,对于公共租赁房屋这类保障性住房的住户,其满意水平除了受房屋质量、社区环境等一般性因素影响外,政策性住房在社会标签上的污名化、社会关系上的弱势地位等,都会对其满意度体验产生作用。

To ensure the policy effect of social housing,it is necessary to know which factors are important for households＇ housing satisfaction. This study explores the key factors of social housing satisfaction and how the factors work based on the survey of Hong Kong public housing. The paper argues that besides the common factors,like housing quality and neighborhood environment,the feeling of households about social exclusion and discrimination also impacts on the satisfaction of social housing.
