摘要
自2008年金融危机以来,为了稳定市场,我国采取宽松的货币政策刺激经济增长,该政策的效果是相当明显的。2009年,房地产业出现回暖迹象,房价开始急速增长,这急速增长的背后由多种因素综合造成,而本文将围绕土地这一因素,从土地的供给、土地的竞拍方式、土地的管理方式及地方的财税制度四个方面分析其对房价和房地产市场的影响,并且探讨相应地改进措施来引导房地产健康发展。
Since the financial crisis in 2008,China has adopted a loose monetary policy to stimulate economic growth and keep market stability. In 2009,the real estate industry showed signs of recovery, the price of real estate increased rapidly. The reasons included many factors. The paper will analyze the situation based on the land economic theory, containing the supply of the land, the way of land auction, the management of land and fiscal and taxation system of the local. Finally,recommend several measures are discussed to guide the healthy development of the real estate market.
