Problems and legal perfection of current macro-control in China's real estate industry

摘要 近年来,我国部分城市房价上涨过快,房价居高不下,新的"地王"不断涌现,房地产泡沫凸现。由于市场失灵和宏观调控政策效果的弱化,直接反映出"高房价"与"买房难"的尖锐矛盾。虽然国家已采取了相应的宏观调控措施,也出台了"组合拳"式的政策法规,但并没有使房地产市场宏观调控的深层次和制度性问题得到合理解决。本文就目前我国房地产市场存在的问题,提出了相应的法律建议。 In recent years, China's housing prices are soaring in some cities, as housing prices remain high, the new "land kings" are emerging, so that the real estate bubble is apparent. Because of market failure and the weakening macro-control policies, the sharp contradiction of the "high prices" and "difficult to buy a house" is directly reflected. Although the state has taken the appropriate macro-control measures, and also introduced the policies and regulations, did not make the deep and systemic issues of the micro-control in the real estate market be properly solved. This paper put forward the corresponding legal advice on the current problems in China's real estate market.
