摘要
影响房地产价格的因素众多,而在当前房地产市场"刚性需求"和"投资需求"相互交织、难以区分的情况下,人们的预期就成为影响房地产价格的一个关键因素,这种预期在互联网已相当普及的今天可以通过网络搜索引擎反映出来。本文尝试构建网络搜索数据与房地产价格指数之间的关系框架,通过皮尔逊相关系数法,选取了与房屋销售价格指数相关系数在0.55以上的9个关键词,即房价、出租信息、二手房产网、二手房信息、开盘、户型装修、房产网、房源和装修材料;并通过实证检验,得出房屋销售价格指数与提前5个月搜索指数的相关性最大,即对房价感兴趣的购房者通常都会提前5个月左右搜索相关信息。
A great variety of factors contribute to the real estate price. At present, it' s very difficult to distinguish the rigid demand and investment demand. Therefore, people' s anticipation is becoming the critical factor to the real estate' s price. Moreo- ver, it is demonstrated through searching engine on the internet. This paper attempts to set up the framework of relationship between the statistics searched on the internet and the price index of real estate, by the means of calculation of Pearson correlation coefficient, based on the standards that correlation coefficient on housing selling price index is above 0.55, selected nine key words, i.e. housing price, renting information, second - hand real estate network, second - hand real estate information, housing market opening, apartment decoration, real estate network, housing resources and decoration materials. After the empirical test, the conclusion is drawn that housing selling price index has the closest relationship with the keyword searched on the internet in the premier five months, that is, the purchasers interested in housing price usually search the related information on the inter- net ahead of five months.
