摘要
对武汉市新洲区三轮基准地价评估结果进行统计分析,根据商业、住宅、工业3类基准地价表,对比基准地价内部结构比率指数,分析新洲区基准地价的变动情况,总结出比率变动的一般规律,并提出了相应的建议。结果表明,各类用地的价格以商业用地最高,工业用地最低,随着级别的变化,各类土地价格从1级到5级呈下降趋势;从降幅上来看,总体上随着级别的下降,商业用地的价格降幅大于住宅用地,住宅用地的降幅又大于工业用地;通过对4个指数的分析看出,对武汉市新洲区各级地价影响较大的因素主要有区位、土地用途、用地条件、土地利用规划、政策、基础设施、交通条件和社会经济发展等。
Three rounds of premium land price assessment results of Xinzhou district, Wuhan city was statistically analyzed. Based on the tables of benchmark land price of commercial land, residential land and industrial land, comparing the ratio index of the benchmark land price internal structure, the change of benchmark land price of Xinzhou district was analyzed. The changing rnle of ratio was summed up; and recommendations were proposed accordingly. The results showed that the price of commercial land was the highest; while of industrial land was the lowest. The land price showed a downward trend as the land level changing from grade one to grade five. With the decline of land level, commercial land price showed the biggest drop, followed by residential land, the drop of industrial land was the smallest. According to analysis on the 4 indices, factors had great influence on land price of different level in Xinzhou district of Wuhan city included location, land use, land use conditions, land use planning, policy, infrastructure, transportation and social and economic development and so on.
