摘要
棕地因良好的基础设施和区位条件,吸引房地产开发商争相竞拍,但在再开发过程中受到政策环境、经济环境、社会环境等多方因素的影响。以房地产开发商为视角,分析棕地再开发的优势,重点从政治、法律、技术、经济、管理方面分析棕地再开发过程中面临的风险,并提出规避对策。
The brownfields have good infrastructures and geographic conditions, which attract real estate developers scramble to bid, but the political environment, economic environment, social environment and other various factors will affect the redevelopment process. This paper based on the perspective of real estate developers, analyzes the advantages of brownfields redevelopment, and mainly from the aspects of policy, law, technology, economy, manage- ment to analyzes the risks in brownfieids redevelopment process, then put forward the corresponding countermea- sures of risks aversion.
