摘要
针对我国商品住宅供大于求的特征和二级市场不健全的现状 ,将收入、财富和价格等因素引入购买力分析 ,提出了商品住宅投资性需求的理论模型 ,并通过比较研究 ,从购租成本、投资收益、投资回收期等方面作了定量与实证分析研究 .
Based on the fact of the over supply of commodity living houses along with the incompletion of the secondary market,this paper takes the factors as income,wealth and price into the purchase power analysis,presenting an investment demand theoretic model for commodity house.It also carries out a quantitative analysis supported by evidence study by comparison from the perspectives of purdcese/rent cost,investment return and recovery period.
