摘要
土地财政被视为房地产调控中不可逾越的一个重要障碍。通过对我国房地产市场发展情况的研究,深入探讨土地财政影响房地产市场的内在机理,进一步明确了土地财政与房地产市场的关系,并通过实证方式证明理性预期对于中国房地产市场的影响,在此基础上提出土地财政及土地制度的改革方向。
Land Financing is looked as a major obstacle in the regulation and control of real estate market. Through the study of the situation of real estate market and the inherent mechanism of that affected by land financing, the relationship of them could be confirmed. An empirical analysis is made to demonstrate the influence of rational expectation on Chinese real estate market, on which suggestion to the direction of reform on land financing and land system are based.
