摘要
基于湖北省武汉市购房群体的感知调查数据,运用层次模糊综合评价法考量房地产宏观调控政策的实施效果。数据显示:认为房地产宏观调控政策综合效果较差的居民占45.6%,政策实施效果较满意的居民占35.42%,认为政策实施效果一般的居民人数占18.96%。鉴此,政府应加强税收政策在房地产市场中的应用,减轻带有强制性的行政政策的调控比重,促进市场积极发挥自我调节作用,适当微调土地政策,采取灵活的货币政策,保证房地产市场的稳定发展。
Based on survey data of residents' perception in Wuhan, Hubei Province, the evalu- ation has been done on the application of macro control policies on real estate by using hierarchy process-fuzzy comprehensive evaluation. The data shows that the person who thought the com- bined effect of the real estate macro-control policies is ineffective accounted for 45.6%, the per- son who thought it is effective accounted for 35.42%, and the people who thought it is general accounted for 18.96 %. It concludes that the government should encourage the market to self-reg- ulation by strengthening the utilize of tax policies in the real estate market while reducing the uti- lize the administrative policies with mandatory. At the same time, properly adjusted land policy and a flexible monetary policy should be adopted to ensure the stable development of the real es- tate market.
