摘要
根据马克思级差地租和产权价格理论,土地租金及价格并不完全由农地的市场供需关系决定,而是更多的受到土地特性及社会效用的影响。本文选择其中主要几个影响因素作为地租、地价的变量,引入社会经济系统,通过定性分析进一步明确了土地流转价格对土地流转的差异性影响。
According to Marx differential rent and property price theory, land rent and price is not completely by the farmland market supply and demand relationship decision, but more by land characteristics and the influence of social utility. This paper choose the major several influence factors as rent and price of land variable, the introduction of social and economic system, through the qualitative analysis further clear the market supply and demand relations to the differences of land circulation influence.
