房地产投资基金(REITs)在我国酒店投资中的应用分析

摘要 国内对房地产投资基金的研究主要集中于房地产业务领域,很少有对我国引入或成立酒店类房地产投资基金可行性的研究。当前我国酒店融资存在渠道单一、投资结构失调和盲目投资等问题。结合房地产投资基金特点、美国酒店类房地产投资基金的发展经验以及国内酒店市场环境条件等,可见房地产投资基金应用于酒店业投资具有较大可行性,是解决我国酒店业融资困难的有益尝试。 The research on domestic REITs concentrates mainly on real estate business, and there are few researchers focusing on feasibility studies on the REITs of introducing and establishing hotels of China. There are some problems such as limited ways of financing, unbalanced investment structure and blind investments during the rapid expansion of hotel industry in current China. Based on the characteristics of REITs, the REITs experience of American hotels and the domestic environmental conditions of hotel market, we draw a conclusion that there is more feasibility in putting REITs into the investment of hotel industry, and it is worth trying to solve the financing diffieuhy of hotel industry of China.
