摘要
该文阐述了现代商业模式的四个发展阶段,以北京三里屯village商业综合体为例,重点论述了为实现商业建筑的商业利益最大化,可以通过合理的规划和建筑设计来实现,并重点分析了四种设计策略:第一,空间设计要适应商业业态的要求,空间与功能相统一,最大化临街面和提供良好的指引;第二,增强空间的趣味性与可玩性,丰富空间层次,提供良好的空间体验和氛围;第三,建立可识别性和清晰的空间关系,提高空间归宿性与安全感,提升商业体验;第四,追求建筑的个性,提高注意力经济,但同时不放弃整体性。
Taking the Sanlitun village commercial synthesis as an example,this paper elaborated four development stages of the modern business model and stated that the commercial buildings can achieve business benefit maximization through reasonable planning and architectural design.We analyzed the four design strategies.First,the space design needs to be adapted to the requirements of the commercial activities and integrated with function,maximizing frontage as well as providing good guidance.Second,strengthening the interest of the space and enrich the space layer,providing a good space experience and atmosphere.Third,establishing the identifiability and clear spatial relations to improve space belongingness and security,thus enhancing business experience.Fourth,pursuing building individuality to boost the attention economy without giving up integrity.
