摘要
结合供需规律,对北京市2001年一2011年的普通商品房变化趋势进行了分析,并对2012年-2015年的房价进行了探讨,指出北京市普通商品房的价格将会在未来5年里保持温和上涨,但2015年作为刚性需求人群数量开始减少的拐点之年,应该采取相关政策防范房地产价格剧烈波动可能带来的各种风险。
Combining with the supply and demand laws, this paper analyzed the ordinary commodity prices change trend in 2001 ~ 2011 in Bei- jing, and predicted the house prices in 2012 -2015, pointed out that the ordinary commercial housing prices in Beijing would remain moderate and rise in the next 5 years, but the 2015 as the inflection point year of rigid demand people number began to decrease, should take correspond- ing policy against all kinds of risks of real estate prices fluctuations.
