摘要
将层次分析法和变异系数法结合进行组合赋权,用于确定被评价指标的权重值;基于灰色关联分析理论,计算出各备选方案的灰色关联系数,建立灰色关联矩阵,计算出综合关联度,将房地产投资方案进行排序,选择最优方案用于决策。应用实例并与基于熵权理论的优选方法进行比较,结果表明组合赋权和灰色理论相结合的优选决策方法可作为房地产投资决策的一种有效方法。
Combines analytic hierarchy process(AHP) and the coefficient variation method to determine the combined weight values of evaluation indexes, calculates the grey correlation coefficient of each alternative to establish grey correlation matrix on the basis of grey relation analysis theory, and finally calculates the comprehensive correlation degree to rank all the real estate investment plans to select the optimal scheme. A case study is given to compare with the optimization method based on entropy theory, which indicates that the optimization decision method combined combination weighting with grey theory is more effective in practice.
