摘要
针对商品住宅价格调控问题,采用对比分析和归纳分析的方法,分析了货币供应、中长期消费贷款和居民收入等影响住宅价格上涨的因素,发现住宅价格快速上涨并没有违背市场规律。投机炒作不是高价格的重要原因,而货币供应量快速增长和收入差距持续扩大的推动作用却很明显。应综合调控确保住宅价格调控的短期目标和长期目标的实现。
In view of the problems in price regulation of commercial housing,comparative and inductive analyses were made of factors for real estate price increase in light of money supply,mid-and-long-term consumption loans and residents income.Findings show that rapidly rising real estate price is not against market law.Apparent reasons for higher prices lie in rapidly growing money supply and ever widening income gap rather than in speculation.Therefore,comprehensive control measures should be taken to ensure the realization of short-term and long-term goals for housing price regulation.
