摘要
针对城市普通商品住宅的市场价格存在地区差异问题,采用结构-行为-绩效(SCP)分析方法,通过赫希曼指数、自相关检验和勒纳指数实证研究了住宅市场集中度、有效性与绩效的关系及地区差异.结果表明:我国各地区住宅市场普遍存在市场集中度低,只有部分市场具备短期弱式有效性,勒纳指数存在较大的地区差异,垄断因素与超额需求是主要原因.
Aiming at the housing price difference is so significant between regions. The structure, behavior and performance analysis frame and HHI, LB and LI index are used to test the housing market concentration, effectiveness and performance. As well as we took the 31 regions and 35 large and media cities for a sample. The main conclusions are : The market concentration is much lower than the international criterion in all of regions. In short term, only half cities are weak-form efficiency. The LI index is so different between regions and the monopoly factors and excess demand are the main reason.
