摘要
阐述了容积率的内涵、影响容积率的因素及容积率与地价的关系,并对当前三种确定容积率修正系数的方法进行了评价,同时通过对天津市居住用地容积率修正系数的测算过程的介绍,指出2006年的容积率修正系数具有较强的可信度和操作性。
The paper illustrates the connotation of plot ratio, factors influencing plot ratio, and the relationship of plot ratio and land price, evalu- ates methods of determining plot ratio correction factor, and introduces the calculation process of plot ratio correction factor of Tianjin residential land, and finally points out that: the plot ratio correction ratio in 2006 has better credibility and operability.
