摘要
轨道交通可以提高沿线土地的可达性,提高沿线土地的开发速度、开发强度和土地价值,但过度、单一地开发很可能会超过轨道交通的承载力,因此要做好沿线用地的开发性质、开发强度与轨道交通的协调。借鉴国内外理论研究成果,以北京地铁5号线为例,依据该线开通后历年的AFC刷卡数据的分配结果来研究客流变化规律;通过对比分析,研究5号线开通后沿线的人口变化规律,得出客流与沿线用地开发的互动关系;在总结5号线沿线用地开发规律的基础上,提出适用于北京市的轨道交通沿线用地开发模式。
Rail transit can improve land access^ility along its lines, at the same time can improve land development speed, development intensity and value. But land development mode and intensity should be coordinated with rail transit; excessive and sole land development could exceed transportation capacity. Therefore, it is necessary to coordinate rail transit with land development in planning. This paper referred to the research results in China and aboard, taking Beijing subway Line 5 as an example and based on AFC data of subway Line 5, investigated the rule of passenger flow variation; through contrast analysis on the rule of population change along Line 5 after the line opened, it found out the interaction between passenger flow and land development; based on the rule of land development, it put forward rail transit land development mode suitable for Beijing.
