摘要
基于云南、贵州、山东和上海农民财产性收入渠道和结构分析,研究了城市边缘区土地置换,特别是边缘区农民宅基地置换和集体所有建设用地置换对边缘区农民财产性收入的影响。结果表明:宅基地置换模式将直接影响到边缘区农民财产性收入的土地征用补偿收入和租金收入渠道;集体所有建设用地的置换和开发模式也明显影响到边缘区农民土地征用补偿收入、集体分配股息和红利、其他股息和红利三个方面的收入渠道。城市边缘区农民宅基地置换和集体所有建设用地置换,对处于城市化中期的边缘区农民的财产性收入渠道和结构影响更为显著。最后提出了城市边缘区土地实现有效置换的对策和建议。
Based on inter -provincial comparison in farmers ’ property income channels and internal composi-tion, the effect caused by urban fringe land replacement are estimated on farmers ’ property income , especially in marginal homestead replacement and replacement of collective construction land.The results indicate that home-stead replacement model could significantly affect property income of marginal farmers on land requisition compen -sation income and rental income;replacement model of collective construction land also has a remarkable impact of property income of marginal farmers on land requisition compensation , congregate dividends and bonus , other divi-dends and bonus.Marginal homestead replacement and replacement of collective construction land should exert a greater impact on property income of marginal farmers where a city is in the mid -stage of urbanization.Some sug-gestions finally are proposed to realize efficient urban fringe land replacement in the paper.
