摘要
采用系统归纳和理论结合实践的方法分析了我国大城市轨道交通站点地区的开发特征及问题,研究表明:①我国大城市轨道交通站点地区的开发建设具有三大特征,即土地利用趋于高效、城市功能日益复杂、开发服从经济规律;②归纳总结了我国大城市轨道交通站点地区普遍存在的四项土地利用谬误,即土地利用与空间结构趋同、空间封闭现象严重、公共设施布局边缘化、强度过高紧凑过度;③提出了五项积极的规划引导策略,即开发模式的多样化策略、生态开敞空间预留策略、低碳交通换乘接驳策略、公益服务设施临近策略和整体开发强度梯度策略,以期为解决我国大城市轨道交通站点地区的普适性问题提供可借鉴的思路。
Using the method of theory summarized and practice study to research the development of rail transit site area in China's major cities. First, the study found that there were three major characteristics in development and construction of rail transit site area in China, including efficient-tending of land-use, increasingly complex of city function, the laws of economics obeying. Second, the study suggested that the four developing fallacy mechanism were at the prevalence which could be summarized as convergence of land development methods, the serious space closure, the marginalization of public facilities, high intensity and compact excessive. Finally, the research recommended that five active planning guiding strategies would help China to solve the pervasive problem, including the diversified development-pattern strategy, ecological open-space reserving policy, low-carbon transportation transferring-aeeess strategy, the closing strategy of public service facilities and the gradient strategy of overall development intensity in order to provide a guide to solving the general problem of rail transit site area in China.
