摘要
根据一般均衡市场理论,通过对保障性住房市场进行细分和分析,本文认为目前我国保障性住房建设对商品房市场产生影响的决定因素是保障性住房建设的规模,以及保障性住房需求人群在商品房市场中所占的比例;在"十二五"期间,尤其是"十二五"后期,在现行保障边界不扩大的前提下,北京市保障性住房建设会对北京市商品房市场产生比较大的影响。
According to the general equilibrium market theory, this paper considers the determining factors that afford- able housing construction exerts an influence on the commercial housing market are the scale of affordable housing con- struction, and the ratio of affordable housing demand crowd in the commercial housing market by segmenting and analy- zing the affordable housing market. In the "Twelfth Five Year Plan" period, especially in the late stage of the "Twelfth Five Year Plan", affordable housing construction will have a relatively large impact on the commercial housing market in Beijing under the premise of expanding security boundary.
