摘要
根据青岛市部分海景房与非海景房交易数据,使用内涵资产定价法,分别从有无滨海景观、海景房与海岸线之间的距离两个方面估计购房者对滨海景观功能的边际支付意愿,探讨滨海景观功能的价值。研究结果表明,购房者愿意为拥有滨海景观的住房每平方米平均多支付3007.47元,相当于海景房平均价格的15.74%;海景房与海岸线的最近距离每缩小1米,购买海景房消费者的边际收益增加4.07元/平方米。该研究结论可为海域的空间价值评估和海域分等定级管理提供依据。
According to the transaction data of sea - view properties of Qingdao, this essay estimates property buyer' s marginal willingness to pay for coastal landscape function, using hedonic property pricing method, consequently, giving further discussions about the function of coastal landscape function. The estimation develops on two aspects, which are the existence of coastal landscape and the distance to coastline. The research results show that consumers are willing to pay more 3007. 47 Yuan per square meter for properties with coastal landscape than those without it, which equals to 15.74% of the average price of sea- view properties. The seaview property buyers' marginal benefit increases 4.07 Yuan per square meter when the distance from the property to coastline decreases 1 meter. The conclu- sions can provide basis for the space evaluation, classification and grading management to seas.
