The Urbanization and the Development Space of Real Estate Industryin China

摘要 经济转型、产业结构调整升级和制度因素是当前中国推进城镇化的三大背景。目前中国城镇化进程进入快速发展的轨道,城镇数量、人口和建成区面积均有大幅增加。在相当长一段时间里,环渤海、长三角和珠三角三大区域及中西部一些城市的房地产业将有很大发展空间;一些小城市由于经济规模小,则发展空间有限;养老、养生、旅游地产等服务产品;以及经纪业务、物业管理、房地产金融等地产服务业均有较好的发展空间。 There were three urbanizational background in China, which were the economic transition, adjustment and upgrading of industrial structure and institutional factors. In the current situation, the process of China's urbanization would maintain a rapid pace of development. And there was a sharp increase in the number of urbanization, population and urban buih-up area. In the future, there would be still much room for the real estate industry to improve in the three economic cycles of surrounds the Bohai Sea, long triangle and pearl trian- gle. There would be a little room for some of small cities owing to small economic scale. Moreover there would be good prospect for the types of products such as heahhcare and geriatric life preservation and for the Real Estate services such as brokerage, property management and real estate finance.
