摘要 目前,我国已步入了人口老龄化的快车道,发达城市老年人口众多,形成了巨大的养老产品消费市场。受传统的"居家养老"模式影响,发达城市在开发养老地产项目时,多数选择在当地进行开发投资。这种方式存在着的问题是建设开发成本高、建筑开发用地稀缺、生态环境不适宜养老以及当地政府重视力度不够等,难以满足老年人对优质生态环境和良好配套服务的需求。发达城市在选择养老地产开发地点时,应选取拥有优质自然环境和人文生态环境、土地及人力等开发成本低廉、地方政府以环保产业为主体结构的优势生态资源区域。 China has run in the fast lane of an aging population. In developed cities, aging populations are so large that a huge market for the aged consumers has evolved. Most senior housing projects in the developed cities are often locally located, influenced by the traditional home care model for the aged people. However, it is difficult to meet the needs for a good quality environment and supporting services for older people because of high development costs, scarce building land, unsuitable ecological environment and inadequate support of the lo- cal government. In developing the projects, the developed cities should select areas with dominant ecological resources, excellent natural and cultural environment, and low land development and labor costs, which take the environmental protection as the main industry.
