摘要
住宅产业直接关系到居民的切实利益,住宅地产开发的出发点和着陆点都归于土地,因此,土地供给机制是国家宏观调控房地产市场,促进房地产市场有序发展与土地合理高效利用的重要手段,对城市住宅项目具有重要影响。文章试图从机制运行的角度对住宅项目用地供给机制进行绩效评价,通过建立用地供给机制评价体系,探索适宜的住宅项目用地供给机制的评价方法,以发现机制运行和目标之间的偏差,采取可行的措施,最终达到机制制定的目标。
The housing industry directly relates to the substantial benefits of residents, and the starting point and the landing point of the housing real estate are all attributable to the land. Therefore, the land supply mechanism is an important manner for the State regulating the real estate market in the macroscopic way and promoting the orderly development of real estate market and reasonable and efficient utilization of land, which has important influence on the urban housing project. This article tried to conduct the performance evaluation to the land supply mechanism of the housing project from the perspective of mechanism running, and explored the suitable evaluation methods for the land supply mechanism of housing project through establishing the appraisal system of the land supply mechanism, so as to find the deviation between the mechanism running and target, and then adopt feasible measures to finally achieve the target set by the mechanism.
