摘要
现阶段,中国房地产市场面临困局,即不断严厉的房地产调控政策与不断攀升的房价并存,这一现状是由房地产市场中各个利益主体多方博弈导致的结果。中国现阶段实行的限购限贷等调控政策,只能在短期内产生有限的经济效应,只有通过完善中国房地产市场的制度建设,规范各方主体行为,才能实现房地产市场的长期稳定发展,而房价才能回归理性,这是解决房地产市场困局的现实选择。
At present, China is confronting with the dilemma of real estate market, that is, strict control poli- cy and rising housing price coexist, which is caused by gaming of all interest subjects in the property market. Currently, our country conducts house-buying restriction and loan limits, which take effect in a short term. The author suggests only through improving system of property market and regulating behavior of all parts could government realize long and stable development of this market. Housing price returning to reasonable range re-mains a realistic option to solving dilemma of real estate market.
