摘要
研究目的:构建区域城市地价引力模型,探索区域背景对城市土地价格的影响程度,揭示区域城市地价空间分布特征。研究方法:引力模型分析法。研究结果:(1)京津冀都市圈区域城市地价作用空间效应上表现出强烈的"京津廊指向性";(2)区域修正前后城市地价在空间分布上呈现一致性。研究结论:引力模型能够较好地模拟区域空间相互作用对城市地价的影响,有助于丰富区域城市地价平衡对比理论与方法。
The purpose of this paper is to establish a gravity model of regional urban land price, which can be used to identify the effect of regional context on urban land price and reveal the space distribution features of regional urban land price. Methods the Gravity model analysis was employed. The results show： 1） from the whole spatial configuration perspective, regional urban land price of Jing-Jin-Ji metropolitan region presents a direction following the ‘Jing-Jin-Lang’ chain. 2）It presents basically the same tendency in spatial distribution comparing urban land price revised and before revised. It concluded that the gravity model of regional urban land price could fully simulate the effect on regional spatial interaction and urban land price, also provide theoretical reference and method for comparing regional urban land prices.
