摘要
本文通过对天津商品住宅价格的现状分析,结合供给需求模型对住宅价格的形成机制进行系统研究,并运用因子分析和偏最小二乘方法探究不同因子如何对住宅价格形成影响及其影响程度。研究结果表明,需求旺盛、供给不足导致了天津商品住宅价格的持续上升,而宏观经济环境对住宅价格影响有限,并据此为住宅价格的调控提出相关的政策建议。
The paper explores the formation mechanism of commercial housing price in Tianjin on the basis of the current situation and supply-demand model. Moreover, it studies the influence degree of the various factors on commercial housing price and its action mechanism by factor and partial least-squares regression analysis. The results show it could account for its price is remaining higher that the strong demand and insufficient supply of commercial housing in Tianjin, while the macro-economic environment has not the significant impact. Finally, the paper provides the suggestions and policies for the sustained development of commercial housing market in Tianjin.
