摘要
研究了房屋中介机构在信息调研、价格调整建议和服务费用收取等方面的策略,刻画了房屋中介机构的运作机理:通过信息调研而拥有房屋市场的私有信息,据此降低房价风险并在必要时对房屋交易者提出价格调整的建议;假设服务费用采取两部收费策略:委托交易之初收取第1笔费用,即入门费;交易达成后收取第二笔费用,即服务费。分析了调研策略与私人信息精度的关系、房屋中介机构的价格调整建议策略及在房价风险较低情况下的中介机构效益最大化的收费策略。
We study three strategies of housing agencies, namely, collecting information, advising for price adjustments, and charging service fees. The operating mechanism of housing agency is characterized as follows. First, housing agency obtains private information of housing market by collecting information. Hereby, the risk of housing price is decreased and housing traders are advised to adjust prices. Second, assuming two-part tariff, i. e. , housing agency charging admission fee at the beginning of the service and collecting service fee after the service, we analyze the relationship between research strategy and the precision of private information, the housing agency's price adjustment strategy and pricing strategy for maximizing its benefit with low risk.
