协调发展视角下的商品住宅价格模型研究——以上海市为例 被引量:4

摘要 宜居城市的建设要求全面考察城市的综合发展水平和发展协调程度,其中合理房价是建设宜居城市的一个重要指标。在房地产业为城市建设发展做出巨大贡献的同时,也存在高房价与城市发展不协调的现象。本文首先系统地分析了商品住宅价格的形成机制,以及城市协调发展对商品住宅价格的影响,并在此基础之上建立了"商品住宅-城市(REPSRE)"复合系统,剖析其协调发展机制;其次,将商品住宅价格作为主导因素,构建了包含系统综合发展水平和协调发展程度两方面衡量功能的商品住宅价格GM(1,N)动态协调发展模型和模拟模型;最后,以上海市为例进行实证分析,并为调控政策制定提供相关建议。 Building the livable city requires us to study a cityg comprehensive development level and the development co- ordination degree. And the rational housing price is an important index during the construction of livable city. Real estate industry has made great contributions to urban construction Meanwhile, high housing prices are uncoordinated with urban development. Firstly, this paper systematically analyzes the formation mechanism of commercialized residential buildings and how the city coordinated development to impact on housing prices. Secondly, the composite REPSRE system of com- mercialized residential buildings -city is established and the coordinated development mechanism is analyzed. Then,the dynamically coordinated development GM (1, N)model of commercialized housing price and simulation model containing the system comprehensive development level and coordination development degree are constructed. Finally, the empirical analysis is done as an example of Shanghai and the suggestions for the government are proposed.
