摘要
首先以江苏省64个城市及县城所在镇为样本,构建区域经济与房地产业的指标体系,并运用灰色关联分析的方法建立区域经济与房地产业的耦合关系模型;其次,通过对2011年的数据分析,揭示了江苏省区域经济与房地产业耦合的主要指标与耦合关系;进而从空间上分析了两个指标体系的耦合度分布规律,并结合经济因素对耦合度进行分类。深入研究发现,江苏省区域经济与房地产业指标的关系密切且空间分布南北向呈现明显梯度变化。最后,结合2001年以来数据,从时间维度揭示了江苏省区域经济与房地产业耦合度的时序变化特征,并从相关经济角度对时空变异规律给予深层次探讨。
Taking 64 cities in Jiangsu Province as research samples, this essay established two sets of index systems, put forward coupling associative mode of real estate and regional economy based on the theory of grey cor- relation. Then, the main factors and coupling association of real estate and regional economy in Jiangsu Province is drew out by analyzing the data of the year 2011. After the spatial distribution characteristic about the index system being found, the coupling degree is categorized combining regional economy. Researching reveals that the relation- ship between real estate and regional economy is close, and it has the obvious changing tendency along the south- north direction. At last, by comparing the data of year 2001 and 2011, the coupling degree changing characteristic of real estate and regional economy in Jiangsu Province on time dimension is summed up.
