住宅市场启动的价格障碍及对策

Obstacles and Countermeasures in Starting the Housing Markets

摘要 住房是房地产商品中最大宗的商品 ,也是房地产市场中需求量最大的商品。我国政府已明确指出 ,要大力发展居民住宅建设 ,培育新经济增长点 ,构筑经济发展新优势。然而 ,目前与广大群众的收入水平不相适应的高房价 ,是阻碍住宅市场启动的主要原因。我国应当抓住当前物价总水平较低、宏观经济环境宽松的有利时机 ,调整价格结构 ,改革价格形成机制 ,整顿价格秩序 ,降低住宅价格 。 Houses are both the most staple merchandise in commodities of real estate and the greatest quantity demanded in the markets of real estate. The Chinese government has clearly pointed out that we should give energetic development to residential dwelling building so as to cultivate a new economic growth point and create new superiority of economic development. High prices,however,which do not fit in with people's income,obstruct starting the housing markets. The government should grasp the advantegeous opportunity at present,when the aggregate level of prices is low and the macroeconomic environment is relaxed,to readjust the structure of prices,reform the mechanism by which prices take shape,rectify the price order,and cut down the housing prices so as to start the housing markets.
