摘要
随着国家对地产行业调控的加深,商品住宅市场将从投资需求回归于居住需求,以首置、首改类为主的刚需人群将成为市场的主要购买力,从而对商品住宅的居住品质、区位交通和建造成本等方面提出了更严格的要求。该文以北京长阳半岛项目为例,从项目区域选址、规划布局、交通组织、配套服务设施、建筑单体设计、景观、绿色节能等各个维度进行了分析研究,以期对城市近郊居住区首置首改类项目的规划建筑设计具有积极的参考价值。
As the deepening of state regulation on the real estate industry, the market of commercial residential will return to housing need from the investment demand. The people who put the first-buy and first-change in the first place will become the main purchasing power in the market, thereby it will be more strict requirement for the living quality, regional transportation, the construction cost and other aspects on the commercial residential buildings. This article will take Beijing Changyang Peninsula project for the example to carry out the analysis from the dimension of the site selection of project area, planning and layout, traffic organization, supporting service facilities, single building design, landscape, and green energy-saving. Hope this article will have the positive reference value on the planning and architectural design of the first-buy and first- change project in the city outskirts residential area.
