摘要
在分析纽约证券交易所和纳斯达克证券交易所上市的12家房地产电子商务企业的财务数据基础上,本文运用DEA的BCC模型和Malmquist指数研究了电子商务企业2011年3季度到2013年2季度的经营效率,然后利用DEA-Tobit两阶段分析法对影响企业效率的因素进行分析。结果发现:房地产电子商务企业整体效率较好,但规模效率较低;在企业发展方面,应推广新的管理和盈利模式,并适当提高资产负债率和资产周转率,增加管理费用,加强管理力度。
According to the financial data of 12 listed real estate e -commerce enterprises listed on the New York Stock Exchange and the Nasdaq Stock Exchange, using the BBC model which is a part of the DEA and Malmquist index, this paper analyzes the operating efficiency of the real estate e -commerce enterprises from the third quarter in 2011 to the second quarter in 2013, and then uses the DEA - Tobit two - stage analysis method to analyze the factors affecting the enterprise efficiency. The resuits show that the real estate ecommerce enterprises has a high overall efficiency but low scale efficiency. In terms of enterprise development, the enterprises should promote the new management and profit patterns, appropriately raise the assets - liabilities ratio and the asset turnover, increase management costs and strengthen the efforts of management.
