Problems and Perfection of Chinese Registration System of Immovable Properties

不动产分散登记的弊端随着社会的发展逐渐突显,多部门登记与分散登记的体制与市场经济要求的权责明确清晰原则存在根本上的冲突,愈发不适应社会发展的要求。我国亟须统一不动产登记范围、机构、一般程序、登记类型和查询制度,构建以土地为基础的不动产统一登记制度。

The disadvantages of scattered registration of immovable properties have become more and more obvious as the development of social economy. We used to apply traditional system, which consists of multi-department-registration and scattered registration. However, market economy requires clear division between power and responsibility. There is a conflict between the two issues, which is more and more unsuitable to the development of social economy. We should unify registration systems in terms of range, institution, general procedure, type, and inquiry. Further more, we should set standard registration system of immovable properties based on field.
