上市房地产企业财务实力实证研究——基于面板因子分析方法

An Empirical Study on Financial Strength of the Listed Real Estate Companies——Based on Panel Data Factor Analysis

房地产业是国民经济的支柱产业之一,其发展状况更是经济的关注焦点。文章以2010-2012沪深上市房地产企业为样本,从偿债能力、营运能力、盈利能力、发展能力四个方面综合分析了房地产业的财务实力,对其进行了排名,并依据排名结果剖析了各类型房地产企业所面临的优势和劣势,提出了增强企业财务实力的途径。以期为消费者提供有效决策信息,为企业管理者制定策略指出方向。

The real estate industry is one of the pillar industries of the national economy, and its development is also the fo-cus of the economy. The paper, by taking some listed real estate companies in Shanghai or Shenzhen Stock Exchange from the year of 2010 to 2012 as samples, analyzes comprehensively the real estate industry＆#39;s financial strength from four aspects, which include ability to repay debt, operational capacity, profitability and developing capacity. The paper also ranks them, and examines advantages and disadvantages of each type of real estate enterprises according to the ranking results, then puts forward the ways to enhance enterprise＆#39;s financial strength, in order to provide effective decision-making information for con-sumers and points out the direction for the enterprise management to make strategies.
