摘要 房地产市场"十年调控"推行了诸多政策,十分有必要,而且也取得了积极的成效。但是,从具体的实践来看,调控政策的规制作用是非常有限的,并没有实现市场供求的平衡,也没有实现房价的基本稳定。因此,未来中国房地产市场调控的基本思路应该是:从需求出发,力求建立房地产市场稳定发展的长效机制。 The Ten-year Regulation project in real estate market has promoted several policies, which are necessary as well as significantly effective. However, the effects of those rules are quite limited in the view of root practices. The policies have not aimed at the balance of market, neither have they achieved the basic stability of market rates. Thus, the chief idea for the future regulation of real estate market is to build a long-time institution for a sustainable development of real estate market based on demand
