浅谈北方城中村改造户型设计

摘要 山东省聊城市城中村棚户区改造进入快速推进新阶段,回迁房与商品房处于同一个小区已无法避免,其间存在差异化设计不容忽视:回迁房建设成本高,收益低,因而回迁区规划及户型品质往往较低,商品房是开发利润关键点,追求高品质,但与回迁房共建很难得到购买者的青睐。如何提升两种户型产品的品质,成为摆在我们面前的一个现实问题。本文通过前期规划协调,户型方案设计研究,剖析城中村建筑户型设计存在的难点,回顾建筑方案设计的过程,一步步探寻解决的方法,为设计提供参考依据,从而节约开发商建设成本和设计师的时间成本,以利于同类城中村改造科学、高效、顺利地推进。 Shandong province Liaocheng village in city shanty towns transformation has entered a new stage of rapid development,the movements of the housing and commercial housing in the same area can not be avoided,while there is difference design can not be ignored: the movements of the housing construction costs high,low profits,thus accelerated the district planning and apartment layout often lower quality,commercial housing development profit point,the pursuit of high- quality,but construction and movements of the housing difficult to get buyers. How to improve the students' two apartment layout to the quality of the products,become a real problem in front of us. In this paper,through the early planning and coordination,study design apartment layout scheme,analyzes the difficulties of village in city building apartment layout design,architectural design review process,step by step to explore solutions,provide the reference for the design,thus saving the construction cost and designer developer time cost,in order to similar City Village transformation of scientific and efficient, smooth propulsion.
