中国地级及以上城市的住房消费特征——基于国家统计局2007年城镇住户大样本抽样调查的分析

对城市住房消费特征的准确把握是建立和完善住房政策的关键。本文基于国家统计局＂2007年城镇住户大样本抽样调查＂的数据信息,从住房存量的数量、结构与价值等方面对我国城市住房消费特征进行描述和评价。研究对我国目前的住房面积、住房自有化率、住房市场化程度、居住流动性、住房建筑类型、住房市场价值等住房消费特征进行了定量判断,同时提供了一种分析城市住房消费特征的思路与方法。

The purpose of this paper is to investigate the housing consumption pat- terns of urban households in China, which plays a critical role in designing housing policies. Based on the Large- sample Urban Household Survey in 2007 conducted by the National Bureau of Sta- tistic of China （NBS）, we examine the characteristics of housing consumption through descriptive statistics of housing stock. Our study quantitatively analyzes various housing consumption characteris- tics, in terms of dwelling size, type of buildings, housing ownership structure, housing marketization share, residential mobility, and housing value. In addition, it provides a method for housing con- sumption evaluation.
