Estimate of the Bubble of China's Real Estate Market and its Risk Prevention

房地产业是一国的支柱产业,但是随着我国经济的发展,人民币的升值,资产价格的虚增,房地产投资已经过热。多国的经验证明,房地产泡沫一旦爆裂,对一国的经济而言将会是致命的打击。本文在分析现阶段房地产泡沫的成因后,针对性地提出抑制房地产泡沫的有效措施:为了防止泡沫破裂引起的经济重创,应采用挤压、引导等温和手段来治理房地产泡沫。

The real estate industry is a pillar of China＇ s economy. But with the economic develop- ment, the appreciation of the Renminbi and inflation of property prices, real estate is overinvested. Ex- perience of many countries has proved that once the real estate bubble bursts, the economy of the coun- try suffers a fatal blow. After analyzing the causes of the real estate bubble, the thesis suggests effective measures to curb real estate bubble： in order to prevent the economy from experiencing big bubble and heavy losses caused by the bubble burst, the government should squeeze the bubble and gently guide the development of the real estate industry.
