摘要
改革开放以来,我国的住房制度改革和其他经济体制改革一样,已经取得了很大的成绩。但是,近些年来我国房地产领域出现了泡沫集聚、房价过高、土地消耗过快、住房困难与住房闲置并存等多方面问题。本文认为,我国房地产制度改革的成功在于我们实行了市场化的改革取向。我国房地产市场目前所存在的诸多问题在于房地产领域里的市场化改革不彻底。要解决我国房地产领域里的问题,把房地产业引向长期理性健康发展的轨道,关键还在于继续推进房地产领域里的市场化改革。
Since the reform and opening up, like other economic system reforms, China' s housing system reform has made great achievements. However, in recent years there have existed many problems in the China' s real estate such as foam concentration, high house prices, extreme land consumption, idle housing accompanying with housing difficulties and so on. The paper thinks that the suc- cess of China' s real estate system reform lies in that the marketization reform has been carried out. Many problems existing in China' s real estate market is the incomplete marketization reform in the field of China' s real estate. The key to solving the problems of the field of China' s real estate and guiding China' s real estate industry to the rational and healthy development for a long time is to con- tinue to promote the market-oriented reform in the field of real estate.
