我国城市房地产价格影响因素研究 被引量:6

摘要 文章运用我国30个大中城市2004~2012年年度数据进行了实证分析,结论表明:各城市经济基本面的当前信息都可以部分解释住宅价格水平或者变化率.市场基础因素对房地产价格的解释力较弱,而宏观经济因素对房地产价格的解释力很强,变量总体显著性较高,居民消费价格指数、城市总人口、城镇居民家庭人均可支配收入均与房地产价格呈显著正相关关系,说明房地产价格在很大程度上受宏观经济影响.
