我国房地产价格影响因素的实证分析

摘要 2002年以来,我国各地房地产价格快速上涨,部分一线城市房价甚至上涨了4倍左右。为了避免房地产价格过快上涨,保持国内宏观经济的稳定运行,我国政府从货币政策、信贷政策、土地政策、保障房政策、税收政策等方面入手以抑制房地产价格的过快上涨。本文运用向量自回归法从政策层面及经济层面选取相应指标进行分析,得出影响我国房地产价格波动的主要因素,为房地产调控提供重要的理论依据。 The price of real estate in china has rose rapidly since 2002, and even rose by three times in some big cities. In order to avoid the fast growing of real estate price, we need to keep stable operation of domestic macroeconomic and use invisible hand like Monetary policy, Credit policy, Land policy, Tax policy to curb the fast growing of real estate price. This article will use the vector autoregression to analysis the index from policy level and economic level. Finally we will conclude the main factors that influencing the price of real estate, and provide important the- oretical basis for real estate requlation and control.
