摘要
从衡阳市主城区的土地市场和房产市场调查分析,发现衡阳市土地市场受房产市场影响明显,目前地价偏高,且积压待开发土地较多;衡阳房地产市场投资增长较快,由于商品住宅竣工面积大,且销售价格上升,销售面积没有随之同步上升,致使住宅开发投资有所下滑。但衡阳市房地产市场发展健康,会在盘整中进一步发展,市场潜力很大,房价没有太多的下降空间,在市场逐步成熟,衡阳商品房结构将进一步完善。
Through the survey analysis of the land market and real estate market of the main urban area of Hengyang City, we found that the land market in Hengyang city is influenced obviously by the real estate market and the current price is on the high side and more overstock land needs to be developed. The growth of investment in Hengyang real estate market is growing fast. Due to the large completion of the residential area and high sales prices, the sales area did not rise with the sales prices. This situation leads to the decline in the residential investment development. But the development of the real estate market of Hengyang city is healthy and will have a further development in the process of the consolidation. The price of the house does not have much space of declination, the market potential is great and the market will be gradually matured and the commercial housing structure will be further improved.
