摘要
市域铁路是为中心城与新城之间提供快速、大容量、公交化公共交通服务的有轨交通系统,是城区轨道交通网络的有益补充。市域铁路贯穿市区及郊区,途经地段必然引起人口集聚、带动站点周边建设,进而促进城市发展。铁路站点结合物业开发,是铁路建设资金筹措的手段,也是城市沿线发展的必然趋势。本文分析了市域铁路对城市发展的影响,例举温州市域铁路S1线沿线物业开发的策划及实施情况,总结出市域铁路结合物业开发建设对城市发展的促进作用,并指出在市域铁路站点设计前期与城市设计结合考虑的重要性。
Regional railway is a rail traffic system which provides fast, high-capacity, bus-operating public transportation service for central city and new city. It's a beneficial supplement to the city railway transportation net. Regional railway goes through downtown and suburbs, where will surely cause concentrated population and development around the railway station, city development will be promoted as well. Railway station and real estate development integrating is not only a means of railway construction funds collection, but also the inexorable trend of city development. This article analyzes the influence of regional railway on city development. Real estate development planning and implement situation of Wenzhou regional S1 is shown as an example here, regional railway station and real estate development integration's promotion to city development is summarized. This article points out the importance of conjunction consideration for city design in the early stage of regional railway station design.
