房地产抵押估价中的问题与对策——基于贷款风险防范视角

摘要 由于房地产估价技术等问题,造成房地产抵押价值高估,对抵押贷款的放贷金额会产生直接影响,进而影响商业银行房地产抵押贷款安全。采取对房地产抵押估价报告易出现问题地方进行重点审核等措施,可以防止房地产抵押价值过高,防范商业银行房地产抵押贷款的风险。 The objective and reasonable assessed value of real estate collateral is essential for the commercial banking risk prevention on real estate mortgage. For the real estate valuation techniques and other problems, resulting in overvalued real estate collateral, will have a direct impact on the amount of mortgage lending, affecting commercial bank real estate mortgage security. To place emphasis on audit of the real estate collateral valuation report which prone to problems and take other measures, can prevent the real estate collateral value is too high, thus preventing commercial bank real estate mortgage risks.
