我国住房价格的影响因素研究 被引量:9

摘要 文章以住宅房价的生命周期模型为基础,对全国和京沪房价的长短期影响因素进行比较研究。通过构建协整和误差修正模型,得出的主要结论为:长期来看,全国实际房价的发展由需求和成本因素共同推动;而人口的急剧增加引发的资源稀缺是京沪房价快速上涨的主要原因。短期来看,全国房价的短期波动由实体经济因素决定,并没有表现出明显的泡沫性特征;而京沪房价的短期波动更多地由投资或投机性因素决定,泡沫性特征比较明显。
