摘要
为了探究广州市小学对其学区内住宅价格的影响程度,采用特征价格模型,以广州某知名房地产代理公司提供的2662条2011年度学区房交易数据为基础,探索影响住宅价格的小学质量特征,并对其作用进行量化。结果显示:小学生均建筑面积增加1m2,引起学区内住宅单价上升1.3%;学校在编广东省特级与高级教师人数增加1人,引起学区内住宅单价上升0.5%;学生与小学专任教师人数的比例增加1个单位,引起住宅单价上升1.4%。研究揭示了影响住宅价格的小学质量的具体特征及各特征对住宅单价的影响程度,反映了小学教育资源分布的不均衡性对住宅价格的影响。
In recent years, many parents try their best to buy a school district house for their children in Guangzhou city. To explorethe influence of school qualities on the house price, we surveyed 2662 observations of Guangzhou downtown and processed a linearregression by hedonic price model. We estimated the parameters by ordinary least square method. The results show: ( 1 )building areaper student occupied of primary school, special-grade and senior teacher of primary school and the ratio of students to teachers arethe significant characters of primary school to house unit price: (2) The house unit prices would rise by 1.3% with the building areaper student occupied of primary school per square meter increase, by 0.5% with each additional senior teacher and by 1.4% with oneratio of students to teachers increase.
